Cornerstone Project
Villages of Piedmont at Leopold's Preserve
Haymarket, VA
Villages of Piedmont at Leopold's Preserve (VOPLP) was approved in May 2012 and is Equinox's cornerstone project. Located in Haymarket, Virginia, it has been touted by Prince William County officials as a model for preservation-oriented land planning. VOPLP offers an impressive open space commitment of 380 acres and a unique and thoughtful solution to progressive land use management and finding the balance between human population growth and the preservation of natural habitats.

VOPLP has been designed to complement the adjacent resdential community (413 homes) and will complete the balance of the existing Villages of Piedmont Community with the addition of 132 single family units and 261 townhomes. The new homes are uniquely clustered with strict architectural guidelines to ensure a quality community reflecting styles and features that are in keeping with the existing homes.

Conservation development is a controlled-growth land use development that adopts the principle for allowing limited sustainable development while protecting the area’s natural environmental features in perpetuity, including preserving open space landscapes and vistas, protecting farmland or natural habitats for wildlife, and maintaining the character of planned and existing communities.

Apollo
Prince William County, VA
The Apollo project was first submitted to Prince William County in April 2016. Since the initial submission, Equinox has communicated their redevelopment plan through a series of 16 community input sessions. These meetings have been attended by community stakeholders and many aspects of the project have been refined as a result of input received from county officials, county staff, local civic groups, and most importantly, the adjacent residential community of Ridgefield. 

Under its current zoning the property can be developed "by-right" with impacts to the community that would result in increased traffic, limited architectural controls, and little to no community amenities. 

The Apollo plan offers a better alternative than the existing zoning and the least impacts to the community.
White House Farm
Page County, Virginia
The historic White House Farm property in Page County, Virginia was purchased in 2005 by the Plein family and shortly thereafter enrolled in a permanent conservation easement which today is held by the Virginia Outdoors Foundation. The 270 acre farm lies next to the South Fork of the Shenandoah River in the heart of the Shenandoah Valley, an area renowned for its agriculture, beauty and natural resources.
 
The White House Farm Foundation - a privately funded, non-profit education foundation - has since been established, with a focus on sustainable agriculture, conservation, local history and culture.
