Equinox provided the vision to help create the East Gate community which has been designed to both respect the existing communities that abut these residential additions, and adhere to the vision of the East Gate Comprehensive Plan matrix. The residential component of East Gate will provide a range of housing opportunities within the sites currently known as East Gate One, East Gate Three and Townes at East Gate.

Due to the proliferation of new and old by-right development on large lots in this area over the last 30 years, and the existing and forth coming PDH-4 densities that are filling out the area south of the East Gate Planning Area, the one housing ingredient missing is the higher densities provided for by the development of town homes and multi-family units. Equinox rezoned the areas of East Gate One and East Gate Three to develop a mix of town homes and multi-family units pursuant to the East Gate Comprehensive Plan.

East Gate One and East Gate Three was acquired by Corona Partners and is managed by Equinox Investments. With the assist of Equinox, Corona Partners plans on developing 426 multi-family units. Currently Equinox is working with Corona Partners to facilitate the approvals for off-site improvements required for the development of the project and managing various consultants and professionals to accomplish this task. We also assist in maintaining a productive relationship with neighboring property owners, both residential and commercial. Projects we have managed for Corona Partners include:

• Rt 50 Westbound Lane and various intersection improvement approvals
• Pleasant Valley Rd. improvement approvals
• Eastgate View Dr construction plan approvals
• East Gate I design/construction plan approvals

To date, Equinox has also worked with Pulte Homes on a separate 36 acre parcel within the East Gate Planning Area known as the Townes at East Gate to further the vision of this unique place within the Dulles South area. The Townes at East Gate will be a mix of single family and townhouse units. Equinox managed the construction of a 4 lane parkway that will go through this subdivision.
