Located in the East Gate Planning District, EastGate Square (rezoned as "Woodburn II") is a 12.94-acre residential community that when fully built out will consist of 119 high-end townhouse units, 15 of which will be affordable dwelling units. Equinox performed the site plan development and other entitlement processes on behalf of the Owner, Woodburn, LLC.

As part of the proffer package submitted to the County during the rezoning and approval process, EastGate Square will provide a full complement of amenities, some of which are noted below:
 
Active Recreation Open Space
  • Active recreational facilities: grass playfield, picnic area, tot lot, gazebo and park benches
  • Community garden areas (part to be used by residents as vegetable or flower gardens
  • Paved seating area or outdoor sculpture and park benches
 
Sidewalks/Bike Lane
  • 5' wide concrete sidewalks
  • Striping for a bike lane within the frontage improvements along Pleasant Valley Road

 

Landscaping and Buffering
  • 110' building setback along the property's southern boundary
  • Landscape planting so as to meet 150% of the required planting of a Type IV rear yard buffer
  • 8' high brick pillared wrought iron style picket fence
  • 20' wide landscaped buffer along Property's eastern boundary with Fairfax County
  • Single row of 8' to 10' high evergreen plants within 10' of the Property's western boundary and from the property's northern boundary to southern boundary.

 Architectural Treatment
  • Front and side elevation materials to be brick or brick veneer, stone or stone veneer, or fiber cement siding (i.e.; Hardiplank or equivalent).
