Equinox provided the vision to help create
the East Gate Community which has been designed to be the gateway into
southeast Loudoun County along U.S. Highway 50 (John Mosby Highway)
corridor which is located within five minutes of Dulles International
Airport. The East Gate Planning District comprises 330 acres. Equinox
Investments assembled 170 acres of the East Gate Planning District and
rezoned 130 acres to incorporate residential development and a 150,000
square foot Harris Teeter, grocer anchored retail development.
Equinox
has played a vital role in the development of both Harris Teeter and
the East Gate Marketplace in providing the key infrastructure components
for the balance of what will become the home to approximately 500,000
square feet of Class 'A' office space, a full service Sheraton Hotel, a
Montessori School.
Additionally, with the assistance of Equinox various
regional and national home builders will be developing approximately
1,000 single family, town home and condominium units in the East Gate
community. Equinox played a major role in creating the overall East Gate
community which has been designed to follow traditional town planning
principles.
East Gate is a thoughtfully designed mix of nonresidential
and residential uses that will form a sustainable community in and
around existing infill and by-right development. The commercial
community will accommodate a mix of similar and compatible office
related business uses and commercial uses in conjunction with compatible
residential components. This pedestrian-friendly environment will
foster social interaction within the community by permitting residents
and employees to walk within the community for their everyday needs.
Each of these components has been designed to complement the other uses,
and all are accessible to each other by an integrated pedestrian system
and a vehicular roadway network.
Additionally, Equinox managed one of
East Gate's most significant contributions to infrastructure in the
Dulles South region, proffered road improvements including the 2 mile
extension of Tall Cedars Parkway, which now provides immediate access to
the majority of neighborhoods in the Dulles South region.
Equinox continues to work with various
landowners and builders with interests in the East Gate Community aiding
these companies in achieving site plan approvals, and by providing
development management services. Equinox looks forward to continuing
with its involvement in the East Gate Community for many years to come
so as to assure the East Gate Community vision develops as it was
originally intended pursuant to the efforts of Equinox, affected land
owners, and the communities of which East Gate is now a part of.
