Apollo Development Plan

For the past year, Equinox has communicated our development plans for the Apollo project through a series of 16 coordinated community input sessions. As with all Equinox projects, the purpose of these meetings is to establish a general consensus and understanding among community stakeholders. 

The Apollo development plan offers a better alternative to the existing zoning and the least impact to the community overall. The project also proposes significant improvements to the community that would not be possible through a by-right development.

One of the most significant improvements to the adjacent Ridgefield community is the proffered extension of Ridgefield Village Drive from the Earl M. Cunard Park to its terminus at Apollo Drive. This improvement will reduce the cut-through traffic on Pilgrims Inn Drive significantly. However, if the property is developed by-right this road extension will not be built and the cut-through traffic on Pilgrims Inn Drive will increase exponentially to more than 1,050 vehicle trips per day based on the reviewed and approved traffic impact analysis study. 

The entire project will be subject to proffered Design Guidelines which commit to upgraded building materials and insure for a high-level/high-quality development.

By-Right Plan Concept Layout
A "by-right" plan is the ability of a property owner to develop his property as permitted in a zoning district. This type of plan is not subject to special review and/or approval by a local government. These types of projects are approved administratively and do not require public hearings or the discretionary review process.
Apollo Rezoning Plan
A 'rezoning' is typically a request to change the rezoning classification of a property. The rezoning process consists of a number of steps and is subject to a detailed review and analysis by staff, as well as public hearings before the Planning Commission and the Board of County Supervisors.

The Apollo Rezoning offers a better alternative to the existing zoning with a proposal for a well-designed mix of high quality single family attached units on the southernmost end of the property to provide an appropriate transition to the neighboring residential community of Ridgefield; a commercial area comprised of high-end/high-quality self-storage; and neighborhood retail to the north. 

The entire project is envisioned as a high-quality neighborhood. The retail component will contain the type of commercial uses that are appropriate for this location, to include for example, small shops, offices, or restaurants. The self-storage, which is one of the lowest traffic generating uses for commercial, has been thoughtfully designed - with input from the County and community - to look like an office building and screened with supplemental landscaping and adhere to the Design Guidelines below.

The Apollo Design Guidelines are intended to be a framework for the Apollo redevelopment and are to be used by the developer and builders of the Apollo project, as well as to communicate to the stakeholders and County representatives the Applicant's intent for the appropriate development of this project.

These Design Guidelines are included in the Applicant's proffers and shall be utilized as guiding principles for the vision of the community and aid in the implementation of that design.
